Replacing the boards but the joists are splitting pretty bad when I tear the old ones off. Might have to replace those too or get really long screws for the replacement boards.

Just going with pressure treated instead of composite since the plan is to sell the house or rent it out. Doing this, repainting the interior, and anything major the inspection calls for then putting it on the market.
