In the last world, the subterranean dwelling chud race broke through the hard rock separating them from the surface world. The vast underground tunnels of the Chud civilization allowed them to take every nation by complete surprise and their vast pasty numbers completely overwhelmed all defending forces. The continent of dramaminia fell first with the new capital of chud civilization being set in the cold wastes of hyperborea. Soon one by one all nations on terra fell as well, being literally eaten to nothing by the enraged chud hordes. Very few species were able to survive this complete conquest in great numbers. The Frozen due to their remote habitat, the cave trolls due to their isolation, and Merbog and Carp were some of the few to survive into the reign of the chuds. With the destruction of civilization as it was known the Carp race came together at the admin pillar and used their divine psychic senses to sacrifice themselves and the admin pillar. The breaking of the admin pillar meant the destruction of all prophecies, the Gods and divine spirits lost their connection to the physical world and everything was plunged into a thousand years of darkness. The ocean levels rose, the continents shifted, and volcanic activity flourished changing the very landscape of terra. Somehow light shines again in this new world and civilization has started to prosper. This world may be similar to the old one or different. It is up to you to decide.

Artifacts from all pre chud conquest terra civilizations are rare so assume nobody has the knowledge of what has transpired completely, so all civilizations may be very different. You may bring back species from before just say which ones, those that are retuning have survived due to sheer will or divine intervention it's up to you to decide what.

This is very sane advice. I am some emotional addendum. OP said they are not in a financial situation where they can't afford to pay 25k. If this is correct, then OP should absolutely take this to court and let the tenant drag it out. Even if it takes a year, they are still going to get the rent. If the tenant stops paying rent, then OP can file for no rent payment eviction which is faster than the N12 ones.Edit: to all those coming in and saying that OP can so they should, I understand that OP can. You say this is “unfair”, mentioning your own financial issues, but fail to even acknowledge that YOU will impose financial hardship on the tenants. Renting below current rate is not a favour / gift. They're simply paying the rate based on where they started living there. This is why tenants have no more empathy towards landlords. The lack of consideration LL have for tenants is really troubling. That being said. If you follow the rules, you can file to LTB, get a hearing in 6-8 months, and have them evicted. Cash for keys is a way for them to compensate the higher rent they'll have to pay and moving costs. 20k is more on the higher side, for sure, but that's only 18 months of rent difference if you think about it.
