I don't have a lawyer. A good reason to have one is that you can claim attorney's fees (usually) for most landlord-tenant related things, which dramatically increases their chances of settling because a $1 victory can amount to the hundreds of thousands.
I think that if you sue under SF Admin Code 37.10B right now, you're looking at a thousand dollars. You might want to consider it, because suing early and hard puts them on the defensive and may make them more hesitant to fuck with you in the future.
Currently have him over the barrel through rent board mediation (reduced rent until he brings the building up to code), but if that doesn't happen soon I'll be pursuing this as he's in violation of 37.10B(a)(1)-(3), (5), and (11)-(12). Good luck with your case.
