How does the size of the parking lot affect the capacity of the building? That doesn't make sense. It just means more tenants have access to parking spaces.
He's says it's an urban environment. There will be street parking or monthly spots in garages. Where I live, a building's spaces (in the rare occasions they have them) run like $600-$1200/mo.
Yeah, I wouldn't cite Manhattan as the standard for parking prices or public parking availability. Also, public parking in the hood is probably not nearly as safe as private parking.
My wife had a car for awhile a few years back. We're one block away from a huge housing project. Street parking was never an issue. Though the local liquor store is probably a good illustration of the avenue that divides us—a bottle of wine costs either $6.99 or $19.99.
