I have tried to read it like 5 times I think. There's some really cool parts (like werewolf Sauron
) but then there's 20 pages of "and he was the son of Finarfin son of Finardin son of Finarbin who ruled the lands of Gondolia where Eremir son of Erebir son of Eredir fought in the battle of [...] 300 years ago"

It's one of those books you just have to push through to the end and then reread a second time which is much more enjoyable. Doesn't even have to be right away, but it's much easier to follow once you have the basic outline already in your head.
Having said that, it is not nor was it ever meant to be a narrative story. People that don't love world building might still be better served reading a few wiki pages.
