Mr. Oats originally had the kitchen walls and cabinets painted the ugliest cobalt blue I've ever laid my eyes on (blue is his favorite so :marseyshrug:)

Decided to redo the cabinets in a dark grey and painstakingly add a stone backsplash to the entire kitchen

I was feeling :marseysunglasseson: after finishing the project, but now Mr. Oats is looking at selling the place so I won't be enjoying my labors for as long as I would have liked to :marseydejected:

Does anyone have a clue how to get the most monetary value on renovations (I want to get ahead of low-balling appraisers :marseymerchant:)

The first thing most people are going to want to do is tear shit out and make it their own lol.

What Id care the most about are things that aren't trend/taste based. Like how old is the furnace/ac, any areas of deterioration, structural, etc. Things that are unexpected expenses like replacing a furnace/ac in August in Kentucky like my mom just had to do without warning in one of her houses.

The previous owner of the Kentucky house was so proud of the “rennovations” she did to modernize the 130 year old bungalow - like removing all of the original marble, painting the gorgeous woodwork and brick white, destroying the original built-in cabinetry for modern ikea cabinets. All things that were immediately reversed at a huge expense.

If you're renting it out, just paint the interior, make sure the roof is ok, and clean the carpets. If you need to replace carpet get the cheapest plainest shit money can buy.

Previous owners of my house built an outdoor office taking up half the garden. They were listing it for sale before the floors were even in. I hate it but I'd feel bad about tearing it down because it's unused. I pray for a tree to fall on it.

It may not actually increase the value per se, but could be the deciding factor for someone who is looking at multiple houses.

I bought my house because it has an isolated workshop on the back of the garage. Easy access to cowtools and stuff but with a wall separating it from my cars for dust control.

Careful with self install flooring. I've had multiple contractors frick up the sealing and don't want to imagine what a diy would do. It's all fun and games until the wood warps slightly and water starts penetrating.

Its never really been more expensive to renovate, so whatever it cost you in time and money roughly would have cost a lot more from a reputable contractor when you did it and if you'd have waited it'd cost even more so just double what you think its worth and increase the selling price.

Make sure you check all the low hanging fruit for the appraisers like appliances/upkeep/crawlspace/sewage/roof/siding gaps etc. as that's what their priority is I thought (not necessarily capturing all the finer aesthetic upgrades)

Renovating to sell is a gamble because you're hoping to get a buyer who likes what you like. That's why flippers are hard on the gray and cheap shit, because they're hedging their bets by making a blank slate that anyone can project their preferences onto. Anything that isn't catering to the lowest common denominator is counting on someone with similar tastes to you being in the market, which isn't necessarily a bad thing it's just less likely.

Some easy changes are bells and whistles like smart home stuff. You can get those smart lightbulbs for $20/ea and be like "smart lighting!" Or those little drawer lights that turn on when you open them, same for cabinets. They're cheap but you get that "ooooh" factor. Also if you live somewhere that hurricanes happen you can get a generator hookup put on the breaker box, people love that shit.

That's a sweet backsplash. With kitchens you want them to be as bright and white as possible to make it seem bigger and more open, so maybe think about lighter cabinets? I do like the color, but buyers like to have a blank canvas.

Most homeowners are gonna do some renovations as long as you didn't paint any rooms pink or lime green you should be good on the aesthetic front

Just make sure the home is good from a mechanical and structural standpoint, nobody wants a flooded basement

I like it but wouldn't count on aesthetic renovations alone to always increase the value of the home. I think the fact that a ton of them were done just recently can make it so that a buyer who likes them is easily willing to shell out an extra $20,000 - $30,000 for the house, but maybe not much beyond that.
