It occurred to me that he's in Fentucky and I keep seeing the tornado stuff in the news. Anybody heard from him? I'm a little concerned because usually he shitposts a few times a week.

Yeah, he's rural. He talked to me about buying land and what to expect, so he helped me out a lot. It kinda just occurred to me today that he hasn't posted.

Trying to do a 5 to 10 year plan with land acquisition in mind.

So, I 've been on the land hunt. I have cash for it but thought maybe I will just get a loan and hold onto the cash. I've heard that land loans are different from standard mortgages. I guess you have to pay them off in a couple of years. I'm not sure how true it is. My realtor told me it might be better to get a builder and package the land with the mortgage. I'm about to call a builder today.

I talked to the owner of the land I'm eying, and she said that there is a lot more to it and that inspectors are so backed up, some are giving a 6 month estimate. Just keep that in mind. I'm learning as I go along, but I ask a lot of questions from people who have done it and a couple realtors. Also, I have to get a soil test and probably need to determine my house plans first, because the type of house I want can't go on just any lot of land.

Word i was gonna ask if the soil tests were for agricultural reasons.

I've talked with some farmers over poker shit about what they're doing, most mention trying to obtain an agroloan by starting off with smaller farm animals i.e: chickens cows and the like, so I have some idea of a direction I would need to take down the road.

They mentioned the agroloan is a good source of funding for getting things going like supplies and structural materials for pens and such, but I definitely need to keep asking around for sure. Being solo with kids makes planning these things out difficult but I want to ensure I have some sort of legacy that will benefit them.

Not that anyone asked or gives a frick either but to clarify I've been stuck in the suburbs for practically my entire life; I hate it. Would much prefer moving to a plot of land and being as self-sufficient as possible.

It's a huge pain for sure. lol I really thought I would find land, give them cash, and then boom I have land for a house. But the more I learn, the more I realize it's a lot more to it. I'm looking to build a house and not do farming, so maybe you will have fewer headaches.
